Planning Appeal - How can we help?

The key to success for your planning appeal is to ensure that you meet the requirements of the local planners. If you find that you are not familiar with the terminology used by your local planners, or the requirements that they layout for you, the entire application process can become cumbersome, as well as very daunting.
What we do is review your proposal, as well as the reasons for refusal, using our experience and expert knowledge in planning law we create a personalized written statement that is then submitted to the Planning Inspectorate. We will take care of all the meetings and discussions with both your local council and the planning inspector, as well as the whole appeal process up until the point of decision.
This helps to make it an experience that frees you from stress and further burden. By using the knowledge that our experts provide, you can save time, money, and also increase the chances of a successful appeal.
Planning Appeal Process
1 Once our client has instructed our services for a Planning Appeal.
2 We will collect all client information provided and associated documents related to the application we are appealing.
3Prepare bespoke Statement of Case detailing how the proposal is policy compliant.
4 We will now make a start on undertaking background research on your case.
5 Once this has been completed, we will then commence work on the draft copy of your Appeal.
6 An electronic version will be sent to you once it has been completed.
7 Once you have agreed that you are happy with the Appeal Statement the appeal will be lodged with the Planning Inspectorate using their online platform.
8 Planning Inspectorate confirms receipt of appeal documents (we send details to you)
9 We notify the Council of the appeal.
10 Upon submission, we will receive a unique appeal reference number, that we will forward to you.
11 Shortly thereafter we will receive a validation letter and once a Planning Inspector become available, we will receive a start date letter setting out the timetable for your appeal.
12 Inform client of site visit date
13 We will endeavour to keep you fully informed of the progress of your appeal and guide you through every step of the process.
14 Liaise with the Planning Inspectorate and the Council on any matters.
15 Prepare any final comments that are required to rebut any claims made by the Council in their Statement of Case.
16 Submit all appeal documentation within the relevant timescales.
17 Planning Inspectorate will issue a decision hopefully positive, which we will share with you.

Timeframe for planning to appeal.
For the planning applications made by a householder that has been refused for an extension to your house, conservatory, or outbuilding, you have 12 weeks to appeal from the date of the decision. The same time period applies to the refusal of a householder prior approval, as well as minor commercial applications.
In the case of refused planning applications(excluding householder and minor commercial applications), you have six months. An example of this would be applying for a new dwelling or a change of use to a House of Multiple Occupation (HMO). For advertisement consent applications you have 8 weeks from the date of the refusal to appeal, but for Certificate of lawful development (existing/proposed) applications, there is no time limit.

Benefits of Using Our Services
You might be wondering what makes us the perfect choice for your planning appeal. For one, we employ friendly, helpful experts, and you will find that each of our planning appeal specialists is a town country planner, with many years of experience.
Plus, many members of the team have legal experience, which really boosts their knowledge and capabilities when it comes to dealing with each of the cases they are presented with. This leaves you with a smoother and better experience and is part of what makes us so good as both a team and a company.
We also do home visits, where we come to the site and assess the situation. This helps our experts to get a better grasp of the area in question so that they can determine anything that might be brought up during the appeal process. It also gives them the chance to spend a little more time with you so that you can go through everything together and face to face.
We also write a detailed and professional supporting planning statement to go alongside your appeal, backing up your claim. This involves several items:
- Looking at the key issues of your case and addressing any relevant policies
- Setting out the planning grounds in your favor
- Better addressing any difficult areas in your appeal

We contacted Local-2u Planning to help with our planning appeal somewhat confused and dazed by the whole planning procedure,
we were really surprised by the speed at which our inquiry was replied to.
They explained what could be done and the appeals procedure in layman’s terms, which thankfully simplified the jargon and technicalities for us.
Throughout their customer care and professionalism has been faultless and we would definitely recommend their services.
Kind regards
Gary & Tanya
I cannot recommend these services enough! Our council refused our initial application for a drop kerb which made our lives (especially my wife's) extremely difficult as we have two small children.
We were told we had strong grounds for an appeal, subsequently, appealed the case and to our delight, the decision was overturned.
We were updated of the appeal progress every step of the way and was very happy to answer all my questions and give added support after the appeal was excepted.
He dealt with things like a real gentleman and was really easy to communicate with, I cannot express our thanks enough and I would strongly recommend his services to anyone in a similar situation.
Anthony K
In my case, I instructed them after my planning application had been refused by our local planning office (RCT).
This was no normal planning application as it related to the siting and erection of bespoke amateur Radio Antennas at my home address.
As soon as I received my planning rejection notice I contacted LJ through the ‘Contact Form’ on their website and somebody called me back within 10 minutes!!.
After a lengthy conversation, it was clear I was dealing with a true professional who not only knew the appeal process but was familiar with the national and local planning laws which would help fight my complicated case.
After the initial fact-finding calls, the whole process was processed through the system by them with minimal interaction by me.
Throughout the appeal, I was kept up to date with its progress even to the congratulatory telephone call from them when the decision notice was issued.
First Class service from the very beginning – Highly Recommended !!!
